1. All plans for improvements or additions, and new construction shall be submitted to the Community Association Manager (CAM) or the Architectural Review Committee (ARC) for approval.
Completed applications must be emailed to [email protected] or dropped off at the front gate in an envelope or folder addressed to the Architectural Review Committee. Incomplete applications will be returned.
2. Approval: In accordance the the governing documents, the Association has the right to approve or refuse approval of any plans, which in its opinion, are not suitable, desirable, or compliant with the Association's covenants and/or related guidelines.
3. Approval Process for New Construction: Applications for new construction must include three (3) complete sets of plans, furnished by the contractor. One set will be retained in the files and two returned to the applicant. Plans should include all elevations and materials to be used. A refundable deposit of $1,500.00 is required at the time of submission and will be refunded when the owner has received a Certificate of Occupancy. A non-refundable fee of $350.00 is required to cover the cost for plan review by the Association.
4. The City of Green Cove Springs recognizes the authority of the Association's Architectural Review Committee to review and approve all plans for homesite improvements and requires homeowners and/or contractors to present an approved ARC application prior to issuing any building permit.
